Reports to: BOL

Summary/Objective:

As a building technician, you will help support leasing, property management, and construction team members in achieving their goals by providing maintenance and repair services on retail, industrial, and office properties. The building technician position is responsible for performing highly diversified tasks to install, troubleshoot, repair, and maintain facility equipment according to safety and maintenance systems and processes. This position frequently interacts with tenants and is the point person for designated properties.


Essential Functions:

  • Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities.
  • Performs assigned repairs, emergency, and preventative maintenance.
  • Reviews assigned work orders.
  • Maintains the building lighting system, including ballast repairs or replacements.
  • Perform repair or general maintenance work of facilities, buildings, grounds, and equipment including but not limited to electrical, HVAC, carpentry, plumbing, and painting.
  • Directly or indirectly support the installation, maintenance and repair of HVAC, electrical, plumbing systems including fire suppression.
  • Directly or indirectly support all exterior grounds activities, including snow removal, landscaping, grounds keeping, parking lot maintenance and other exterior areas as needed.
  • Competent knowledge of OSHA safety standards, the use and care of tools and equipment used in facilities and grounds maintenance and property repairs.
  • Respond to work order requests using the work order management system.
  • Respond immediately to emergency situations.
  • Interact with tenants, visitors, customers, and contractors in a professional, timely and courteous manner.
  • Maintains the professional appearances of the property, equipment, engineering spaces, and common areas.
  • Maintains the building lighting system, including element and ballast repairs or replacements.
  • Inspect buildings, grounds, and equipment for unsafe or malfunctioningconditions, preventative maintenance, etc.
  • Ability to use technology such as smart phones, tablets, computers, web-based applications, building automation systems, etc.
  • Complete all required Safety Training as scheduled annually.
  • Perform minor repairs and troubleshooting locks and doors.
  • Other duties as assigned.

Supervisory Responsibility:

This position has no supervisory responsibilities.


Work Environment:

  • This job requires working in commercial spaces including but not limited to industrial, warehouse, and office environments.
  • This position will require working indoors and outdoors in various climate conditions ranging from very hot to very cold with rain to very hot and humid. This may include confined locations.

  • Regularly requires sitting, walking, bending, and lifting for prolonged periods of time.

  • Must have command of all five senses: sight, hearing, touch, smell, and taste. Specific vision abilities required include close vision, depth perception, and the ability to adjust and focus. Must hear and speak well enough to conduct business over the telephone orface to face for long periods of time.
  • Must be able to lift 75 pounds.
  • Must be able to exert up to 20 pounds of force.

Required Education and Experience:

  • Driver’s license


Preferred Education and Experience:

  • High School diploma or equivalent.
  • Three (3) years’ experience in commercial building maintenance.


Working Hours:

Typical workweek is forty (40) hours per week. Work hours are determined by your supervisor. During peak times and seasonal extreme weather-related events, position may require longer hours.


Travel:

Local travel may be required.
